This Agency reserves the right to use a Reference Service who will undertake to verify the suitability of a tenant including a credit check. You will need to provide photo ID such as a valid passport or drivers licence and a recent utility bill showing your current address at the time you complete the referencing application.

Tenancy Agreement

We normally advise Landlords to let a property on an Assured Shorthold Tenancy for an initial fixed term of twelve months. Thereafter the tenancy may be renewed for another fixed term or revert to a statutory periodic tenancy on a month to month basis, depending on agreement between Landlord & Tenant. Each new Tenancy Agreement is drawn up individually. It is not possible to break the contract between Landlord and Tenant before it expires unless the Agreement provides or both parties expressly agree between them. If there is a change of Tenant during the fixed term or at the renewal stage, with the consent of the Landlord and suitable references, a new Tenancy Agreement will have to be issued and the cost of preparing this will be paid by the tenants.


Rent is paid calendar monthly in advance by bank transfer or standing order in the first instance and thereafter by standing order. Rental is exclusive of all utilities (gas, electricity, water, sewage, telephone, broadband) and Council Tax and TV Licence. Tenants are obliged to ensure that payment is made on or before the rent due date which cannot be changed once the tenancy has commenced. Rent must be paid by the Tenant who is named on the Tenancy Agreement. A permitted charge will be made for late or unpaid rent. This is charged at interest at 3% above the Bank of England base rate from the rent due date until paid in order to pursue non payment of rent. This will not be levied until the rent is more than 14 days in arrears.

Tenancy Deposit

On signing the Tenancy Agreement the Tenant will be liable for the advance payment of the first month’s rent and tenancy deposit. The teanncy deposit is capped at five weeks rent if the rent is less than £50k per year and six weeks rent if the rent is more than £50k per year. The deposit will be collected by the Agent who will hold the deposit as a stakeholder in an approved Tenancy Deposit scheme. It may be used at the termination of the tenancy to carry out any repairs to the property, replace any damaged items or to settle any unpaid accounts accrued by the Tenant. The agent must inform the tenant as soon as is practicable at the end of the tenancy whether any deductions are proposed. If there is no dispute the deposit will be returned to the Tenant as quickly as possible. The deposit cannot be treated as advance payment of rent.

Property Inventory Check in & Check Out

Castles will be instructed by the Landlord to arrange an inventory report and a check in appointment at the start of the tenancy. The Tenant must be present for this appointment and.Castles or the Landlord will provide the Tenant with a copy of the Inventory Report and Check in declaration.

At the end of the Tenancy a check-out inspection will be carried out and a check-out inventory report will be produced. The Landlord & Agent reserve the right to deduct any costs from the Tenant’s deposit. Renewal of Tenancy

The Landlord or Agent will contact you to discuss the renewal of the initial fixed term tenancy.


The Tenant is responsible for setting up any telephone service with British Telecom and all costs for this service will be paid for by the Tenant.


It is the Tenant’s responsibility to ascertain whether their furniture will fit into the property.

Digital TV & Satellite TV

It is the Tenants responsibility to check that their TV equipment is compatible for the TV service provided into the property.
